Invitation homes rented one of their properties in our neighborhood to extremely questionable individuals. We highly suspect that it is a drug dealers base of operations. How these characters made it through their screening process is an absolute mystery. To date We have had 2 separate shooting incidents at this property. There has been a steady flow of traffic to and from this house for years. typically 4 to 7 cars parked at the property. The “hood’ has moved into our middle-class neighborhood. there have been a total of TEN 911 calls made since occupancy in January of 2016. Aside from the shootings there have been domestic incidences. This last and most recent incident involved a dozen cop cars, CSI unit and Ambulances on our street till 4am. two individuals were taken away with gun shot wounds. This incident took up our entire street. Invitations homes have been nothing but indifferent since our first communication with them. I have reached out to them again, and I expect a similar response. Enough is enough. Invitation homes must act and replace current tenants with better more appropriate individuals for our once peaceful street. The long standing property owners/residents of our street have had enough, we the residents will have no choice but to take joint legal action if we receive the same action as previously experienced from Invitation homes!

Please, save yourself the trouble of renting a home from Invitation Homes.
I’ll start by saying that my family has rented properties both from private owners and from leasing companies for many years prior to renting from Invitation Homes. This is far from our first rodeo, however, it has been the most terrible experience we have ever had. They seem to purchase homes that need lots of work, however, they do not handle issues prior to renting them.
I’ll admit, at the beginning, everything seemed fine. We had several maintenance requests that were handled in a timely manner for the most part. When our ONE YEAR lease was up, we notified the company we would not be renewing our lease as we had purchased a home. Prior to moving out, we were highly suggested to complete a move out inspection. Just days before moving out, we had an inspector come to our home and walk through the entire property. He told us everything looked great and clarified move out procedures.
Fast forward to a month later, we received only a small portion of a security deposit with a whole list of charges that were deducted from the deposit. This was the very first time we had ever received any deductions from a security deposit. The charges were BOGUS. We only lived there for ONE YEAR and received charges for painting of walls (though they were in the exact condition we received them in, and this would be considered normal wear and tear under Florida law), painting of the CEILINGS (yes, you’re reading this right), “overgrown” trees in the yard, mulch (though the landscaping never had mulch while we were residents), supposed trash removal (though all trash had been removed from the home, placed in the city trash can and placed at the end of the driveway to be collected. When we disputed charges, we were able to get some of the charges removed and returned but were told that it was company policy to charge for repainting unless we had been there for more than three years. Since when does company policy supersede state law?
Current residents, take LOTS and LOTS of photos when you move out and be prepared to kiss most of your security deposit goodbye 👋

The worst experience I’ve ever had with housing in general. As you all know, the portal went down around the first few days of the month (when rent is due). I made the payment when the portal was up, went to the confirmation screen.
Come 4 days later I checked to see if our maintenance request had gone through and I noticed it said we still had a balance. When I went in they not only did not notify me that the payment did not go through, they simply added a nice $250 late fee.
This company is literally no different than a highway robber. Portal goes down the first of every other month. When I explained the situation to the account representative, they just kept reading a script back to me and when asked to speak to her supervisor she said she was the highest authority and it was not possible.
This is INSANE.
Stay away from Invitation Homes.

I only found one, out of five, property manager that was able to communicate above third-world country jargon. The people that are employed here are less than unprofessional. Looking back, 6 months since I moved from an IH property, these people are SCAMMERS. They sent me threatening emails! And they overcharge exorbitant amounts for rent, pet fees, and ludacris light bulb charges.
AVOID THIS COMPANY AT ALL COSTS
Side note….I am still trying to get in concact with someone that can settle my case. 6 months and counting. I carry these move-out papers everyday in hopes of today being THE day someone gets in touch with me.
Pathetic.

Worst company ever… the lack of costumer service is outrageous….. people are nasty… even when I’m paying a $2500 monthly rent….. please do yourself a favor and DO NOT rent with them… constantly changing their office address… they will over charge you and try to collect fees and fees….. they will place you on hold for hours when you try to contact them….
