Stay away! Stay away from this rental company especially if you are Florida the Miami area. They don’t even deserve a one start. Their service is horrible either they come two hours late after their appointment window or they don’t show up at all without no explanation. When you do have an appointment you have to call to make sure that the maintenance person will show up. They have an auto pay and will still charge you one hundred dollars for late fee even if it’s their fault.You never get a chance to directly speak with your local property manger, the process is call the 800 directory and they send an email to the local office. Trust, the only way the local office contact you (via email) is if you are terminating your lease. If you even reply to the email with an issue you will not get an response. Totally a rip off and bad customer service , that is too nice horrible horrible customer service. The houses are infested with roaches and all other pest that resides in Florida. They are nice when you first moving but once you are in your second month they treat you like crop. Stay away from invitation home especially if you are in the military. If you are stationed at Miami, check with your local housing office before signing a leave. Invitation Homes is the worst rental company I used or rent from. Thank goodness I am moving out and leaving I will be contacting Florida Rental Bureau Collections.

Worse customer service. Moved in February now is July and I’m still trying to fix the AC that doesn’t work on the master bedroom specifically. Went to the office countless times, called… they sent technicians there to change the filter I CAN DO THAT MYSELF or to put more insulation on. It’s Florida and it’s Summer, imagine what am I going through? I sweat like a pig sometimes I sleep in the living room because I can deal with the heat.
Called them today again and according to them probably isn’t solved because I don’t give them enough details of the issue… I don’t know how much more details to they need. Maybe I need to draw or maybe we don’t speak a the same language to each other. Even the techs that went there to clean,to the insurance and to take pictures states they couldn’t deal with the heat in that bedroom, and they sent their reports to invitations. One of they showed me the report he wrote requesting a split unit. Invitation didn’t accepted and now they’re telling me that I don’t give enough details.

Terrible. Today marks one month in our rental home. The AC system cannot keep up with the heat load on the house and no one seems to care. On a sunny day it reaches 86 degrees. Right now at 830pm its 83 degrees, that’s with a 14k BTU portable unit running all day (which I provided since Invitation would not). Often times when I arrive home from work at 7pm it’s still 80+ and the AC units have been running constantly. We have an 8 month old, going to sleep in an 80+ degree room, and yet STILL no one seems to care.
They have sent 3rd party techs multiple times, who did nothing to the AC but say its functioning properly. They sent a separate company to look at the insulation, who said the insulation was lacking and more insulation needed to be installed, that they would contact us soon to schedule. 3 days later we find out through the online portal our WO was canceled and no one had told us. The regional manager for Invitation said he didnt think the insulation would make a difference even though the insulation company clearly did.
My wife spoke with the Property Manager in person, David, who was very disrespectful. He stated that we would just have to get over it, that no one’s AC cools to temperature in summer, and that he required pictures of other properties AC thermostats that were cooling to temperature. David, that’s ridiculous.
Honestly, I love our new house and could see us being happy here. However, the AC issues make it miserable to stay in the home during the day and no one at Invitation seems to care. We agreed to pay rent in exchange for a home that we could live in and enjoy. As of now, it’s been a home that’s miserable to be in. We have been forced to run portable units constantly, leave during peak times to escape the heat (museums, shopping, etc), and miss work in order to meet with the contractors. This issue has become a physical, emotional, and monetary strain on our family.
This is a plea for help, for Invitation to provide the minimum expected of them when we signed the lease. If anyone from Invitation is reading this, please reach out and do the right thing.
In my opinion invitation homes is all about money. They charge ridiculous fees for everything. You want to rent a home you have rent but if you have a pet not only do you pay a pet deposit (non-refundable) but also a monthly pet rent, if your home is a “smart” home and you want to be able to use the key pad entry or smart thermostat then you pay an additional fee monthly. You pay for your own lawn service, if trees need to be trimmed you are responsible, if there are minor plumbing issues you are responsible. Now my biggest problem; the AC stopped working late last night and at 11:30pm I realized this. You have to go through a checklist and upload pictures into the maintenance portal in order to place a service request. I did this at 11:39pm last night. By 9:30am I still hadn’t heard anything so I called the maintenance hotline. A nice representative told me that she would flag the service order as an emergency order and that an affiliate would call me to schedule. At 11:30am I still hadn’t heard anything so I called again. Mind you at this time it is 84 degrees in the home and it’s a hot hot day here in Florida. This time another nice representative advised me that the affiliate had just accepted the work order. She called them while I was on hold and the EARLIEST appointment that they have is tomorrow morning between 8am – 12pm. This could be 36 hours without AC. I asked if they could find another affiliate who has availability today and she advised that if we decline the current affiliate then the 24 hour response time starts all over again. So I asked about reimbursement if I get a hotel room and she couldn’t give an answer as to whether or not invitation homes would reimburse. This is totally unacceptable! I pay far TOO much money monthly in rent to have this kind of service. I do understand that this is peak season for AC companies but why doesn’t invitation homes employee maintenance personnel with knowledge in AC?! You are much better off renting an apartment. At least they have maintenance that is experienced in AC repair as well as pest control. NEVER AGAIN!
The maintenance guy Louis from invitation homes is the best thing that happened to invitation homes. We had him a couple of times and he goes above and beyond, so helpful, so positive – amazing person
