Pros: they have years and years of experience with horses; the girl breeds some very pretty Appaloosa horses; affordable initial rates

Cons: the smoking, drinking, keeping the trash for weeks without taking it out and treating you like you’re stupid as far as how much everything costs drove me away; flooring needs to be updated in the stalls – as a boarder, they will most likely make it your responsibility

Bottom line is, the place has potential but needs a lot of work and clean up. If you have a stake in it, it might make sense. If you’re just getting squeezed dry and you put your foot down, they will move on to taking advantage of your horse.
